Non-resident tax

If you own a Spanish property but don't live here, you must file annually — even with no rental income. This is widely missed by expats.

For residents, including any rental income.

Holiday-rental declarations

Short-term and holiday lets need to be declared quarterly. The tax office is issuing large fines to non-resident owners who assume they owe nothing.

Tourist licence and NRE number

To advertise a holiday let you need a touristic licence and — mandatory since last year — an NRE number, plus a check on whether your community of owners restricts holiday letting.

IBI and utilities

IBI is the local annual property tax, similar to council tax, and it runs alongside your water, electricity and rubbish (basura) bills as an owner. These all get transferred into your name at the same time — at the notary signing when you buy.
